2. C.L.T.A. POLICY OF TITLE INSURANCE - customary for the seller to pay for the C.L.T.A Policy, unless buyer agrees to do so.
3. A.L.T.A POLICY OF TITLE INSURANCE - insures the new lender.
4. ENDORSEMENT - required by the lender on some loans.
5. MONUMENT FEE - is a charge by the County Recorders Office, for a meets and bounds description on the Property.
6. SUB-ESCROW FEE - is a fee charged by the Title Company, whenever there is a pay-off on an existing loan or a new loan is to record.
10. CHANGE OF OWNERSHIP - is a requirement of the County Recorders Office, if one does not accompany the Grant Deed, then there is a fee charged.
11.TRUSTEE FEE - a fee that the existing lien holder of record charges, for a Deed of Reconveyance.
12. ESCROW FEE - customary for the seller and buyer to split 50/50. ON A VA LOAN BUYER CANNOT PAY FOR AN ESCROW FEE
13. TRANSFER TAX - a state tax on the sale of real property, based on the sale price or equity transferred.
14.TAX SERVICE - required by institutional lenders. Gives the lender notice when taxes are delinquent.
20. IRS 1099 FORM - seller receives a 1099 based on the sales price.
21. CAL-FIRPTA - California Income Tax withholding as required by Revenue and Taxation Code section 26131 and section 18805. A $25.00 fee applies to the withholding.
